Between Brickell, downtown, Edgewater, and Sunny Isles, more than forty branded and unbranded pre-construction towers will deliver between now and 2029 — but only a handful will actually define how the city looks and what its luxury market means. Here are the ten that matter most.

1. Waldorf Astoria Residences Miami

Downtown Miami · 100 stories · Delivery 2027

The first supertall on the U.S. East Coast south of New York. Designed by Sieger Suarez with interiors by BAMO, the Waldorf will be the tallest residential tower in Florida and a structural landmark in its own right — the silhouette is nine offset glass cubes, stacked. 387 residences priced from roughly $2M for the lower tiers to $20M+ for the upper-floor penthouses. Already 85%+ reserved. The remaining inventory is concentrated in a few specific lines on the mid-floors — if you can find one, take it.

2. Mandarin Oriental Residences, Brickell Key

Brickell Key · 67 stories · Delivery 2028

Mandarin Oriental's full-service branded tower on a private island connected to Brickell by a single bridge. 228 residences, hotel-managed amenities, and the kind of arrival sequence (gated bridge, motor court, dedicated concierge corridor) that Brickell proper cannot replicate. The Brickell Key location alone — water on three sides, no through-traffic — explains why this is priced at the top of the Brickell market. Reservations opened in 2024; the deepest inventory left is in the 2BR+den line.

3. Cipriani Residences Miami

Brickell · 80 stories · Delivery 2026

The first Cipriani-branded condominium in the world. 80 stories, 397 residences, with a private Cipriani restaurant and bar floor reserved for residents. Mario Cipriani's involvement on the lifestyle programming is real — not a license deal — and the food-and-beverage operation will likely be the single most-talked-about Brickell amenity in 2027. Delivery is imminent; most inventory has cleared, but a few high-floor 3BRs remain.

4. Aston Martin Residences Miami

Downtown Miami · 66 stories · Delivered 2024

Already delivered, but the resale market here is what makes this project culturally significant. Aston Martin set the template for the "automotive-branded condo" — every unit comes with curated finishes from the Aston Martin design studio, and the building's signature sail-shaped silhouette is now one of the most recognizable on the bayfront. Resale prices have climbed 18–24% above original purchase prices for the trophy lines; you can still get in below original price on a few of the lower-floor north-facing units.

5. Baccarat Residences Miami

Miami River · 75 stories · Delivery 2027

Baccarat's first U.S. branded tower outside of New York, on the Miami River where the financial district meets the working waterfront. 360 residences over a base that includes a Baccarat-branded restaurant and a 100,000 sf wellness floor. The riverfront location is a meaningful differentiator — quieter than Brickell Avenue proper, with a separate skyline-vantage that doesn't exist anywhere else on the corridor. Inventory is roughly 35% remaining as of mid-2026.

6. Una Residences

Adrian Smith's curving-glass tower (the architect behind the Burj Khalifa) — 135 residences, one residence per side per floor, with full bayfront views from every unit. The unit count is unusually low for a Brickell tower, which is why resales are tight and prices have held. The full-floor penthouse cleared $40M at sale, setting the Brickell ceiling. Limited resale inventory; check often.

7. The Residences at 1428 Brickell

Brickell · 70 stories · Delivery 2027

Ytech's bay-facing tower with the largest residences of any new Brickell project — averages near 4,000 sf — and a building wine cellar that holds a bottle for each resident. The wine cellar is a marketing flourish, but the floor plans are not: this is the project for buyers who want a single-family-home footprint in the sky. Priced at the top of the market; mostly 3BR+ inventory.

8. Villa Miami

Edgewater · 60 stories · Delivery 2027

Major Food Group's first branded condo (the team behind Carbone, Major Food Group's Miami expansion). 70 residences over the bayfront, with Carbone-managed dining on the amenity floors. Edgewater is the lower-priced cousin of Brickell, and Villa Miami is the first project in the neighborhood that's clearly aimed at trophy-tier buyers. Reservations are about 60% taken.

9. The Perigon Miami Beach

Mid-Beach · 17 stories · Delivery 2026

Mid-Beach's most ambitious oceanfront project in a decade. 73 residences directly on the sand, with full ocean exposure and the kind of low-density product (17 stories, 73 units) that is increasingly rare on Miami Beach. The Perigon is the project for buyers who want trophy beachfront without the Sunny Isles / Bal Harbour density. Limited resale.

10. Twenty-Nine Indian Creek

Indian Creek-adjacent · 8 stories · Delivery 2027

The smallest project on this list and arguably the most exclusive. 29 residences on the water just west of Indian Creek Village (where Tom Brady, Ivanka Trump, and Carl Icahn live). This is single-family-home-equivalent product in a boutique tower. The privacy programming is unusual: separate elevators for each residence pair, no public lobby, no shared dining or retail. Priced from $7M to $30M+. About a third remaining.


What to actually do with this list

The temptation with a list like this is to call the developer's sales center and ask for the brochure. Don't. The brochure is a marketing document and the sales-center agent is not your buyer's representative — they work for the developer and earn commission from the sale, not from getting you the best possible terms.

Pre-construction is a relationship business. The unit allocation, the floor selection, the price-protection, the early-investor pricing tiers — all of these are negotiated. Buyers who go through an experienced REALTOR with developer relationships consistently get better lines, better floors, and better deposit terms than buyers who walk in cold.
